Selling residential property

New Build Properties 

We are experienced in dealing with the developers tight deadlines for exchange and completion, along with Help to Buy Mortgages, ISA’s and part exchanges. We are on the solicitors panel for a major North East developer and their new home buyers are referred to us.

Forces Help to Buy Scheme

The government started this scheme in April 2014 to support members of the armed forces onto the home ownership ladder.

The Forces Help to Buy Scheme is available to buyers who have completed the pre-requisite length of service, are not a reservist or a member of the Military Provost Guard Service, have more than six months left to serve at the time they apply and meet the right medical categories.

The Forces Help to Buy Scheme enables service personnel to borrow up to 50% of their salary, up to a maximum of £25,000 interest free towards the purchase of a property.

Most major mortgage lenders accept the Forces Help to Buy loan to be used as the deposit for your intended new home.  You do not have to be married or have children to apply – single service personnel can also apply.

  • You will pay 0% interest on the loan. However, you will pay a small amount of insurance each month to protect the loan.
  • You can opt to start making the loan repayments straight away, six months after receiving it, or in your final 10 years of service.

This scheme is not intended for the purchase of ‘buy-to-let’ properties or any other second property, but under certain circumstances can be used to extend or modify an existing property. The property does not need to be a new build home.

Shared Ownership

This is a great way of getting onto the property ladder whereby you can purchase a share in a new build property.  Your mortgage will be based on your share, meaning your deposit will be less, and you have to pay rent to the housing association in respect of their share.  This means that you can have all the benefits of living in a new home without the initial price tag.  You have the option in the future to increase your share via a process known as “staircasing”, all the way to 100% if you wish to do so. We also deal with re-mortgages if you wish to switch lenders in the future for a better rate or when your fixed interest deal ends.

Transfer of Equity

A transfer of equity involves adding or removing someone from the title to the property.  If there is a mortgage on the property then you will need to obtain the lender’s consent or re-mortgage altogether

Lease extensions

Extending the term of your lease or purchasing the freehold will add value to your property and will be of particular benefit to you when you come to sell.  It can be a complex process and our experienced residential conveyancing team in Newcastle and Sunderland will ensure that you are not overcharged by the landlord and that the transaction runs as smoothly as possible.

Auction Properties
